If a draught can be perceived as a result of gaps or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see the air is clear out of a hole or gap or crack, then it is likely to be a gap or hole that requirements sealing in the way you can. Cracks or gaps with large gaps must be fixed permanently. Cracks that are greater than 3mm and allow air to enter or exit from the home require sealing. Landlords and property managers are responsible for ensuring that such draughts are squelched in the maximum extent possible.

Alicetown rental properties should have a permanent source of heating that is able to heat the principal or the biggest living space to at least 18degC, even on the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating requirements that it be permanently fixed (i.e. not portable) that is, at minimum 1.5 horsepower in capacity, and it must have the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to determine if the current installed heater(s) are sufficient or whether you will need to ‘top up’ with an additional heater. Every living space of a rental home must have at least one opening windows or an exterior door to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms need to have an externally vented extractor fan to remove moisture.

The ventilation standard is about recognising the fact that dry air is easier to heat and a well ventilated rental property is less likely to develop damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces such as the hallway aren’t considered liveable , and thus do not need an opening door or window.

The Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space and will also check for the proper extractor fans in high moisture areas.

Alicetown Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building it is also about the outside. When it is damp and moisture, it’s typically the concerns you don’t notice that can become a big problem, causing damage to your investment as well as harming the tenant’s health.

Properties that are rented must have effective drainage to get rid of storm water, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure the water has a place to go, and also that it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to prevent water ingress, if the property has an enclosed space between your floor and the ground, a ground water barrier should be put in place if it’s reasonably practicable to do so.

Ground moisture barriers are generally made of polythene and is laid on top of the ground, in order to block any moisture in the ground from accumulating into the structure. It also helps to prevent any damage to your underfloor insulation.
