Fines for Failing to Comply

Beginning on July 1st, 2021, when a brand new, renewed or varied tenancy is signed on an Alicetown rental property, all Healthy Homes compliance tasks have to be completed within 90 days.

It’s crucial to be aware that a landlord who have multiple rental properties may face even higher fines for non-compliance. The harshest penalties are given for the most serious violations. Those who have more than six properties could be fined up to $50,000, or as high as $100,000 for hearing claims.

Tenancies established between 1 July 2019 and 30 , June 20,21

  • The insulation of the ceiling and underfloor is compulsory for all Alicetown and New Zealand rental homes where it’s reasonably practicable to install.
  • A Healthy Homes Declaration of Intent as well as an Insulation Statement, and an Insurance Statement must be included with any renewed, new or varied tenancy agreement.
  • Property managers and landlords have to keep records to demonstrate compliance with all Healthy Homes Standard that apply or will be in force throughout the tenancy period of your rental home.

  • All rental homes are required to comply with Healthy Homes Standards regardless of the time of the first day of tenancy.

Heating Alicetown

Alicetown rental properties require a reliable heating source that can heat the living room to at least 18degC, even on the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

All landlords and property managers are required to ensure that the insulation is up to this new standard.
