Unreasonable Gaps & Holes

Draught Stopping Alicetown

Draughts may lead to low temperatures inside homes. A damp home costs more to heat, which completed jobs in wasting energy and incurring higher costs.

If a draught can be perceived as a result of gaps or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see the air is clear from a crack or a gap and you can feel it, it’s most likely a gap or hole which needs sealing in somehow. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that allow air in or out within the house require sealing. For example, if the open fireplace isn’t in use it can create draughts. This must be sealed off. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed whenever possible.

You don’t need to block holes or gaps which are part of the building. For instance, small gaps around windows and doors may be required to allow for movement within the building when the home is heated and cools to allow them to be shut and opened, rather than securing. We will inspect all windows and doors during an Healthy Homes assessment of your rental property.

The source of heat needs to remain fixed (i.e. not portable) with at least 1.5 kW of heating capacity, and must meet the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to determine whether the current permanent heater(s) are sufficient or whether you will require to ‘top up’ by adding a second heater. Alicetown Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the interior of the building but you must ensure there is somewhere for surface as well as groundwater to move and also stop it from getting inside. When it comes to moisture and damp it’s typically not apparent that it can cause a lot of trouble that can cause damage to your investment and harming the tenant’s health.

Rental properties must be equipped with effective drainage to eliminate floodwaters, surface water, and groundwater, with an appropriate runoff or outfall. Making sure that water has a location to go, and also that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

In addition to an irrigation system to stop the ingress of moisture, if your rental has an enclosed gap between your flooring and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground, to block any moisture in the ground from accumulating into the structure. It also helps prevent any damage to your underfloor insulation.
